2008 Annual Black Forest Real Estate Information – Homes for Sale
The Black Forest real estate market is marked by the heavily treed areas in the northern Colorado Springs. Black Forest had a healthy selection of homes for sale in 2008 with an annual average of 426 homes available each month. However, we also see that an average of 9% of the available homes SOLD each month, as well (7.2% – 12.6%). The most sales were in June – at 58 sales (12.66% of the inventory). The slowest months in 2008 for sales were January (30 sales, 7.4% of the inventory) and February (30 sales, 7.2% of the inventory).
Buyer Tip: The best time to buy is when there is MORE inventory than sales because you have less competition with other buyers AND more homes to choose from. Per this graph, the best times to buy would be right before Spring. Seller Tip: Most Black Forest homes are relatively unique – especially the ones nestled in the trees. This usually works out the best for Sellers, as direct competition is usually rather low. Because of this factor, to maximize the chance to SELL your Black Forest home, your best bet would be to have it aggresively priced, staged and marketed during the months where MORE home buyers were purchasing homes. Even though this time also brings more homes for sale, the competition will still be lower, due to the unique nature of most Black Forest homes.
