2008 Annual Central and Downtown Colorado Springs Real Estate Information – Homes for Sale

The central and downtown Colorado Springs real estate market encompasses the areas of Colorado Springs east of I-25 to about Circle Drive, and from Fillmore to Circle Drive. (Yes, Circle Drive is like a circle and accounts for 2 of this area’s boundaries.) In 2008 there was an annual average of 300 available homes for sale, 87 NEW listings and 47 SOLD homes each month in downtown and central Colorado Springs.

We can see that an average of 15% of the available homes SOLD each month, as well (11.7% – 21.8%). The most sales were in August – at 69 sales (21.84% of the inventory). The slowest months in 2008 for sales were November (35 sales, 11.71% of the inventory) and December (35 sales, 12.87% of the inventory).

Buyer Tip: The most selection is in the Spring and early Summer months, but the least amount of Buyer competition is in the Winter months. So, if you are looking for that “perfect” home, then buy in the Summer. If you want a “deal” then consider buying a Central or Downtown home in the Winter.

Seller Tip: Due to the unique nature of many central and downtown Colorado Springs homes, most home sellers can sell their home regardless of the market. However, the most activity is in the spring and summer months.
