We can see that an average of 13.7% of the available homes SOLD each month, as well. The most sales were in July – at 802 sales (14.9% of the inventory sold and July had almost double the sales of the colder months of Jan, Feb, Nov adn Dec). The slowest months in 2008 for sales were November (58 sales, 10% of the inventory).

Buyer Tip: The best time to buy a home in El Paso County is when there are less sales. This would be the winter months of January, February, November and December. The least amount of sales = more room to negotiate with more sellers. Or, if you want the best selection of El Paso County homes, start looking in April – August.

Seller Tip: The most sales were in late Spring to early Summer – April through July. However, the least amount of competition would be in the colder months of November through February. So, if you have a great home, you may want to consider selling during the Spring. But if your home needs a little work, then you may want to consider selling when there is less competition.
