2008 Annual Monument Real Estate Information – Sales Price Data

The Monument real estate market saw a 2008 annual average sales price of $404,053 and an average median sales price of $375,891. Here we see how this was broken down by month:

Monument homes were getting the highest prices in March, September and December and the lowest prices in January and February of 2008.

Buyer Tip: Buying a Monument home before the Spring rush could get you a better deal.

Seller Tip: Based on this graph, the time to get he MOST money for your Monument home is when the weather just starts to warm up, and right before it starts getting chilly again. Apparently, the weather matters?

The following graph shows the difference between what a Monument home was listed for (list price/asking price) compared to what it actually sold for in 2008:

The current Monument real estate market, like the Colorado Springs real estate market, saw a level of slowdown in 2008. The annual average list price/sale price ratios never even hit 98% in 2008. The highest it ever got was in April 2008 when it hit 97.4%. The lowest was in October 2008 when the average list price/sale price ratio was only 94.5%.

Buyer Tip: Based on this graph, Sellers tend to accept an average of $20k off the asking price of their Monument home in early Spring and Fall. Again, beating the Spring Rush could garner you a better deal. Also, don’t be afraid to offer what you and your Realtor® deem to be a fair asking price – especially in this market… your offer could get accepted!

Seller Tip: Homes priced at market value (NOT ABOVE) will get more reasonable offers. If you price your home effectively, you are more likely to get the best offers in Spring and Fall.

Regardless of the lower list price/sale price ratios, the Monument real estate market showed a healthy maintenance of home value in 2008… Which doesn’t suprise me, seeing as Monument is one of the most beautiful places to live on the front range.
