2008 Annual Northeast Colorado Springs Real Estate Information – Homes for Sale

The N/E Colorado Springs real estate market saw an average of 375 available homes for sale each month in 2008. An average of 113 new listings came on the market each month and an average of 62 homes sold each month.

So, we an average of 16.3% of the available homes SOLD each month (12% – 19.5%). The most sales were in June – at 86 sales (19.5% of the inventory). The slowest month in 2008 for sales was November (39 sales, 12% of the inventory).

Buyer Tip: Again, the winter months are going to be the best time to buy a home – less buyer competition. However, there will also be fewer homes to choose from as well.

Seller Tip: If only 16% of the inventory is selling each month, you need to be priced BETTER than the 16% Best Priced homes out there.
