The Southwest Colorado Springs and Broadmoor real estate market saw an average of 377 available homes for sale each month in 2008. An average of 85 new listings came on the market each month and an average of 36 homes sold each month.

So, we saw an average of 9.6% of the available homes SOLD each month (6% – 14.7%). The most sales were in July – at 64 sales (14.7% of the inventory). The slowest month in 2008 for sales was February (21 sales, 6% of the inventory).

Buyer Tip: About 90% of the homes for sale in S/W Colorado Springs are NOT selling … Meaning that there looks like a lot of negotiating room for most of the homes for sale?

Seller Tip: You need to be priced BETTER than 90% of the other homes on the market (like your home) if you want to actually SELL your SW Colorado Springs home.
