The Westside Colorado Springs real estate market saw an average of 106 available homes for sale each month in 2008. An average of 28 new listings came on the market each month and an average of 12 homes sold each month.

So, we saw an average of 11.3% of the available homes SOLD each month (8.5% – 15.9%). The most sales were in June – at 18 sales (15.9% of the inventory). The slowest months in 2008 for sales was January (8 sales, 10.8% of hte inventory) and February (8 sales, 9.2% of the inventory).

Buyer Tip: Homes on the Westside of Colorado Springs actually SELL. People love to live here – especially in Pleasant Valley. If you find a well priced home in good condition, then jump on it.

Seller Tip: The MOST sales and the highest prices are fetched in the Summer months. Make sure your house is for sale during these months and consider having an “Open House” on the days when there are a lot of Garage Sales … when the foot traffic is awesome!
