Welcome to our Colorado Springs real estate blog and website! Thank you for taking the time to learn a little bit about us, how we run our business and how you – the home buyer and seller can benefit from using the Wagner iTeam to represent you in your next real state experience!

The Wagner iTeam at Keller Williams Realty are Realtors® in Colorado Springs, Colorado and several awesome support staff. The Wagner iTeam was created by Realtors® – Derek and Mariana Wagner (us). We love where we live and we love what we do!

Our Real Estate Statistics (2011):

  • The homes that we list stay on the market for an average of 68 days, with 46% of our listings staying on the market 30 days or less. – compared to the area average of almost 90 days. (Some of the more unique properties tend to sit on the market a little longer, as their pool of interested buyers is smaller.)
  • Our average property sells for 100% of asking price. We understand the market and how important effective pricing is for a home to sell.
  • Even with the declining market, over 85% of our listings never need a price change to get an accepted offer.
  • Our best priced homes in the best condition are still receiving multiple offers in record time – regardless of the current shifting market.

What does this mean?

Well, we believe that the people who are looking to buy and sell real estate are a very smart group of people, in general. We also believe that these same people need to be educated in the world of real estate not sold. Many real estate courses out there teach real estate professionals how to ‘overcome client objections’  …  What?!?

We believe that we are working FOR you – not against you, and will never try to “overcome your objections.”  Instead, we do everything we can to understand your real estate needs and educate you so that you can make the best and most educated decision for your wants and needs when buying or selling a home.

Meet the Wagner iTeam

Derek and Mariana (we) are the creators and owners of the Wagner iTeam. We are very family-centric and love spending time with our 2 young sons. We love that the business of real estate allows us to be flexible with our schedules, which not only accommodates our clients’ needs but also our family’s needs as well.

We entered the real estate industry on 9/11/01 and have been in the top 10% of productive real estate agents in Colorado Springs every year.

When we are not helping people buy and sell real estate in and around Colorado Springs, we love to travel – both nationally and abroad, as well as snowboard (we are just 2 hours from ski country), watch movies, play with our kids, BBQ with friends (Derek can cook a mean rack of ribs…) and read all kinds of books.


Derek was a Volkswagen restoration specialist and before that he was a chef (which explains why Mariana does not cook…) before entering the career of real estate. Derek grew up all over the country, as his Dad was in the Navy, but his roots are in Colorado – where he was born and where he has lived since 1987.

In addition to being the head agents for the Wagner iTeam at Keller Williams Hope Realty, Derek and Mariana also a mentor for new agents and are a part of the Agent Leadership Council (ALC) which helps make pivotal decisions for the entire office.

Mariana grew up in both New York City (Bay Ridge, Brooklyn to be exact) and Portland, Oregon. She met Derek in 1993 (while he was visiting the NW), moved to Colorado in 1994 and they were married in 1995 at the Garden of the Gods, here in Colorado Springs. Just prior to real estate, Mariana worked in Special Education at the high school level and prior to that was a clerk at a local health food store.

Mariana loves working with both people and technology, and is currently a technology trainer for the regional and national Keller Williams offices and is a technology (blog) coach for Keller Williams International. (resume)

Meet Flo Nicolas – Wagner iTeam Agent Partner

Flo Nicolas

After graduating from Holy Cross College in Worcester MA with a BA in English, Florence went straight to Law School and graduated with a Juris Doctorate (JD) in 2005. From practicing law and seeing injustice done to people in many situations, Florence became very passionate about helping people with the biggest transaction one will normally undertake. After practicing law for 5 years and specializing in Bankruptcy and Civil Matters, Florence fell in love with Real Estate.  She met her fiancé and eventually moved to Colorado Springs in 2010. Florence’s husband, who is also a Realtor®, was former military which gave her an appreciation for those who do serve and who have served.

Florence understands the plight of those who move into or out of the area and works hard to ensure those who need a home or those who need to sell theirs, receive the best service. Florence brought her negotiation and effective communication skills to Real Estate and knows how to successfully navigate through the contractual and negotiation processes. Meet Monica Sharp – Wagner iTeam Agent Partner

Monica Sharp

Monica Sharp has lived in Colorado Springs since 2003, and grew up in the Tampa Bay area in Florida. She is a graduate of the University of Florida and previously worked in public relations and logistics for a large international agricultural company. After starting a real estate investment company in 2005, Monica decided to expand her real estate career and work as a Realtor.

Without a doubt, she has now found her true calling and loves working with clients on something so personal as buying and selling their homes – from house hunting with buyers, getting a listing ready for sale, negotiating the best deal for her clients, and everything in between.

Meet Tim Enders – Wagner iTeam Agent Partner

Tim Enders

Tim Enders is the Wagner iTeam Buyer Agent and Listing Agent partner. Tim has been in sales and construction his whole life and has SO MUCH to offer home buyers and sellers. He has invested in real estate for many years – buying his  first investment property  at age 18 yrs., and built his first home at age 20.  He still owns several investment homes today.

He owned a construction company with his brother from 1980 to 1985 and has an extensive construction background as well as a great sales background understanding the  precess that the Buyer goes through when purchasing. In addition to construction, Tim sold homes for a local builder from August 2001 to October 2003, selling well over 100 homes and town homes.  He truly does understand and know the building process from the dirt up.

Since 2004, Tim has helped over 250 people buy and sell homes in the Colorado Springs area.

Tim has been married since 1985 and has two children and they have lived in Monument CO since 2001.

Marcus Nicolas

Marcus is a full time real estate consultant with the Wagner iTeam – working as a Buyer Agent partner for people looking to buy a home in Colorado Springs or PCS here through a military relocation. Marcus will guide you through the home buying process as well as help you locate schools, provide neighborhood information, and community services.

In addition to English, Marcus is also fluent in Español, Français and Creole
