Colorado Springs Real Estate Market to See Boom Because of Population Growth?

The Colorado Springs real estate market could benefit from the fact that Colorado is the 8th fastest growing state in the U.S. (we tied with Wyoming), per a recent Gazette article by Perry Swanson.

This population boost is in addition to the increase of almost 15,000 new soldiers moving to Colorado Springs – Fort Carson by 2013. Per a recent Gazette Article, “The Pentagon plans to send 4,877 soldiers to Fort Carson by 2013, in addition to 10,000 moving to the post by 2010.” (Gazette, 12/21/07)

This is great news for sellers who have a home for sale in Colorado Springs. More people moving to Colorado = more home buyers.

The population of Colorado jumped 2%, or by 95,267 people since 2006, bringing our state population to 4,861,515 people (per July 2007 census). It breaks down like this:

  • 51,819 more people moved TO Colorado than FROM Colorado.
  • 43,443 more babies were BORN than people who DIED.

Colorado Springs has a population of 372,427, and El Paso County is at 576,884 people.

With the exception of Michigan (who actually went down in population), even the states hit hardest by the current real estate market are topping the list as fastest growing states. Nevada and Arizona are neck-and-neck for fastest growing states. Nevada has had a population increase of 2.9% since 2006. Arizona grew by 2.8%. So, it looks like there is hope for their real estate markets as well!

With a population increase like this, selling your Colorado Springs home should be easier and easier.
