Here is the 2009 annual El Paso County CO real estate market report – brought to you by the Colorado Springs Real Estate Connection.  El Paso County includes the Monument, Manitou Springs, Fountain and Colorado Springs real estate markets.

Comments: Throughout the year we saw the number of available homes for sale in El Paso County drop by almost 1,000. This is is good news for home sellers – less competition. Additionally, we saw more El Paso County homes SELL as the year progressed, with the most sales occurring in July (See graph below).

El Paso County SOLD data for 2009

Comments: El Paso County saw a total of 7,976 homes sell in 2009, with the most homes sold in July 2009 and the least amount of homes (372) sold in January 2009. It is interesting to note that 497 MORE El Paso County homes sold in 2009 than in 2008.

Comments: For the homes in El Paso County that SOLD in 2009, the home sales in the first part of the year took the longest. However, the highest average days on market was just over 3 months (95 days in February 2009), which is excellent news for El Paso County real estate market. “Technically” El Paso County is in a normal market, still bordering on a Seller’s Market – defined by homes on the market LESS than 4 months. El Paso County annual average was just 82 days on the market.

Comments: In 2009, El Paso County homes held pretty steady with the average sales price of $218,062 and a median sales price of $188,704. These prices are lower than 2008 by about $20,000.

(Average sales price is determined by adding up all the sales prices and dividing by how many sales happened. Median sales price is determined by finding the mid-way point between the highest and lowest price of sold homes. In some real estate markets, the median sales price is a better indicator of sales prices, as a random super-high or super-low sales price can thwart an average.)
