Most Expensive Academy School District 20 Home Sales for February 2010

The Colorado Springs real estate market has several school districts within its boundaries. The most northern one is Academy School District 20.

In February 2010, the Academy School District 20 real estate market saw 5 homes sell for more than $500,000. The most expensive home sold in the Pine Creek real estate market. Two sales were in the Black Forest Real estate market and 2 sales were in the Northgate real estate market.

Black Forest Available, New and Sold Listings, by Month:

Black Forest Real Estate - Available New and Sold Listings 2009

Comments: Throughout the year we saw the number of available homes for sale in Black Forest rise mid-year and drop down significantly at the end of 2009. This translates to good news for home sellers – less competition. Additionally, we saw more Black Forest homes SELL as the mid-year, but with the most sales occurring in December (See graph below).

Comments: Black Forest saw a total of 427 homes sell in 2009, with the most homes sold in December 2009 and the least amount of homes (6) sold in March 2009. In 2009 the Black Forest real estate market saw 46 less home sales than in 2008.

Comments: For the homes in the Black Forest real estate market that SOLD in 2009, the home “days on market” statistics are all over the board. The highest average days on market was just over 5 months (175 days in June 2009), which is almost 2 months longer than the Black Forest annual average of just 102 days.

El Paso County Homes’ Median and Average Sale Price, by Month:

Comments: In 2009, Black Forest homes were selling for anywhere between an average of $281,875 and $441,390. These prices are over $20k higher than 2008. Great news for Black Forest home sellers!

New York’s Skinniest Home Sells for $2.1 Million

This is an interesting story about the sale of New York’s skinniest home.

“A town house dubbed New York City’s skinniest house has sold for $2.1 million.

The red, 9 1/2 foot wide, 42 foot long brick building in Greenwich Village was built in 1873 on land used as an alley between homes. The town house was listed for sale last August at $2.7 million. The two bedroom, two bath home last sold in 2000 for $1.6 million.”

It is nice to learn about this “little” piece of New York history!

Now, the Colorado Springs real estate market has some historical homes and buildings, but since we were only founded in 1871, we will never have as deep of architectural history as New York, which was one of the original 13 American Colonies.

Most of Colorado Springs historical homes are found in the Downtown Colorado Springs real state market and the SW Broadmoor real estate market.

We also have some luxury homes for sale in Colorado Springs and surrounding areas – Homes over $1 Million. Most of these homes can be found in the S/W Broadmoor real estate market and the Black Forest real estate market.
