Colorado Springs Neighborhood Report – Cimarron Hills
Cimarron Hills is a mature, tree-lined neighborhood east of Colorado Springs and although it is addressed as “Colorado Springs”, it has never been annexed to the city. The homes in Cimarron Hills (and the neighboring Cimarron Eastridge and Cimarron Westridge) are a mix of different school districts and utility companies.
Most homes south of Omaha Blvd. are a part of Colorado Springs School District 11 and homes north of Omaha are a part of Falcon School District 49. (Omaha Blvd. cuts the neighborhood of Cimarron Hills roughly in half. Cimarron Eastridge and Westridge are all D-49)
Because most of Cimarron Hills has not been annexed to the city, only a very few homes are a part of the Colorado Springs Utilities service area. The majority of the homes are serviced by the following companies:
- Cimarron Hills Water: Cherokee Water District
- Cimarron Hills Gas: Aquila Gas Company
- Cimarron Hills Electric: Mountain View Electric Company

- Minutes from the shopping – restaurant – entertainment on Powers Corridor
- Home to the new Christa McAuliffe D-11 Elementary School (for homes South of Omaha Blvd.)
- Less than 5 minutes from the Colorado Springs Municipal Airport
- About 10 minutes from Citadel Mall
Cimarron Hills Real Estate:
Homes in Cimarron Hills were built (for the most part) between 1960 and 1990, with most homes being built in the 1970′s. Most homes offer 3-4 bedrooms, 2-3 bathrooms and are about 1,400 total square feet. Homes in Cimarron Hills sell for anywhere from the mid-upper $100k’s, as of Fall 2008.
