Colorado Springs Neighborhood Report: Oak Valley and Oak Valley Ranch
Oak Valley and Oak Valley Ranch are Colorado Springs neighborhoods that are nestled in the foothills of the Rocky Mountains in the northernmost part of Colorado Springs School District 11. Wildlife is abundant in theses areas, and it is more common than not to see a herd of deer and multi-point buck roaming throughout many homeowners’ back yards and driveways. The well priced homes are selling in record time and are getting multiple offers – even in today’s shifting real estate market.
Colorado Springs Real Estate Showing Stories: Deer Droppings and Human Prints
Derek and I had the opportunity to spend the day showing homes for sale in Colorado Springs to an awesome couple from Minnesota today. They are out here for a couple days to figure out exactly WHERE in Colorado Springs they want to live.
Derek and I met Mr. and Mrs. S in the morning and began our tour of homes for sale in Northwest Colorado Springs. This tour consisted of town homes in Rockrimmon, single family homes for sale in Oak Valley Ranch, town homes in Pinon Valley and town homes for sale in Holland Park.
It was amazing the variety of homes that fit their criteria. Some were in amazing condition – model like even, while others were, well, NOT model-like whatsoever. The tough decision boils down to:
- “Do you pay more for a home that has been completely updated and needs NO work?” This would apply to a beautiful 3 bed town home with amazing wood floors. Or …
- “Do you chose a home that needs work, but costs less?” This would apply to the bank-owned home with all the appliances and light fixtures torn out and Cheerios on the floor, but offered a studio apartment above the garage.
Finding a home is always an adventure and the answer to these questions is a personal question that we can never answer for our clients (well, friends in this case…).
Anyway, back to the adventure part …
In the NW part of Colorado Springs, wildlife is abundant. And when I say abundant, I mean deer everywhere. Deer at your back door. Deer crossing the street. Deer staring at you – wondering why you are taking a picture of them …
And where there are deer, there are deer droppings. In fact deer droppings were one of the themes to our trip today. They seemed to be almost everywhere. Like here … and here …
The other theme to our house hunting trip today was prints. No, not Van Gogh paintings or mountain lion tracks, but human prints in odd places. First there was the obvious “use a hand to balance yourself while you (a man) are using the bathroom” hand print above the toilet. Ick. I would think someone would have washed the wall, but this WAS the bank-owned home with Cheerios on the floor and no appliances…
Then there was the oddly placed footprint on the ceiling, near the fan. No. I have no idea…
We looked at about 10 homes for sale in NW Colorado Springs, today. And like other home showing trips … It is always an adventure!
