Westcreek Park is located in the western part of the newer neighborhood of Wolf Ranch in Northeast Colorado Springs, and just east of the intersection of Powers Blvd. and Research Pkwy. It is right at the intersection of Coyote Creek Dr. and Winding Passage Dr.

This park boasts stunning panoramic views of Pikes Peak and the front range of the Rocky Mountains.

Westcreek Park has a large, multi- structure playground complete with a swing set, a 2-hoop basketball court and a wonderful pavilion with picnic benches. There are many grassy areas, as well as a baseball field on the western boundary.

The Wolf Ranch Neighborhood borders Westcreek Park on the North, South and East. The western boundary is currently undeveloped.

This Colorado Springs neighborhood park is a great spot for everyone who calls Wolf Ranch “home”.

Will the Kissing Camels HOA and Kissing Camels Residents Ever Agree?
Who knows … The new HOA (Sunrise Co.) would like to add many new home sites to the Kissing Camels gated Colorado Springs neighborhood community. How about some bridges? Maybe tear a few buildings down? What do the residents of the Kissing Camels Golf Course Community think about all of this?
Well, according to a recent Gazette Article, the residents of this Colorado Springs neighborhood are not all yelling “Yay!” to these proposed plans.
The Kissing Camels Estates offers some of the most desirable Colorado Springs Real Estate, and we all know that the proposed new home sites will all sell like hotcakes. THAT is not the issue. Residents are not happy about tearing up trees (which are already a commodity in Colorado Springs) and the factor that the new homes may block existing views.
Another proposed plan is to tear down several of the neighborhood’s tennis courts. Not many happy people on that issue, either.
Is this new Kissing Camels HOA working FOR their residents? Or AGAINST them?

Falcon School District 49 Thanks Colorado Springs Home Builders

A full page ad in the Gazette last Sunday was dedicated to thanking some Colorado Springs home builders for helping make the new Falcon – Vista Ridge High School a reality.
The new Vista Ridge High School is located north of Dublin and Black Forest Road (just north of the Colorado Springs Greenhaven Neighborhood) and will be easily accessible from the Templeton Gap expansion to the west. Anyone who lives in D49 knows how desperately a new High School was needed, seeing as even though Sand Creek HS got an expansion it still was WAY overcrowded. The Colorado Springs Real Estate Market can really only grow east … which is D49 land for the most part.
The Falcon School District put out this “Thank You” ad thanking the D49 Board of Education, parents, children and included a very special message to Colorado Springs home builders, for people looking to buy a home in Colorado Springs: ”Please buy your new home from one of these builders who support your kids.”
The Colorado Springs home builders included a variety of companies (totaling 21) – both local builders (like Classic Homes) and national builders (like John Laing Homes).
This project was part of the Falcon Community Builders for Classrooms – “Communities and Schools are Built Together.”
The school will cost $12.5 MIllion to build and is due to open Fall of 2008.

Colorado Springs Neighborhood Report ~ Sand Creek
Sand Creek is a newer Colorado Springs neighborhood in the Southeast part of town – just Southwest of Airport Rd. and Powers Blvd.. (Check out the MAP.) Sand Creek Elementary School is located in the NW corner of the neighborhood, and Sand Creek (the actual creek…) runs along the south and west borders of this neighborhood.
You will only find single family homes in Sand Creek. Theses homes were built from 1997-2000 by Richmond American Homes (national builder) and Keller Homes (local builder). Most of the homes are either 2-story or ranch style (one-level).
The average Sand Creek home has 3 bedrooms, 3 bathrooms and a 2-car garage and about 2,000 sf. But some homes have as many as 5 bedrooms, 4 bathrooms and over 2,600 sf – probably due to a finished basement.
The standard construction is wood frame and composition siding, but there are a few stucco siding homes throughout the neighborhood as well.
The Sand Creek housing market consists of homes ranging from the mid $100k’s to the upper $100k’s (for the last half of 2008).
Sand Creek neighborhood is part of Harrison School District 2, offering the following schools:
Sand Creek is located just minutes from the Colorado Springs Municipal Airport, Peterson AFB, Schriever Air Field and a short drive from Fort Carson. Middle Creek Manor Boundaries:
North: Serenity Park Drive
South: Middle Creek Parkway and Mary Kyer Park
East: Broad Oaks Drive
West: Voyager Parkway
Across Middle Creek Parkway from Middle Creek Manor is Mary Kyer Park. This park is adjacent to the da Vinci Academy and offers a spectacular lake with waterfall, a basket ball court, tennis courts, baseball and soccer fields, full play structure, walking trails and stunning Rocky Mountain views! The southern border of Mary Kyer Park is shared with the Northgate neighborhood of Trail Ridge.
