When Was Colorado Springs Founded? [TRIVIA]

The Colorado Springs Real Estate Connection sends out a monthly newsletter “Springs Realty Scoop” to our friends, family and past clients. Well, in this past issue, we asked: “When was Colorado Springs founded?”

Our first reply (and winner) was Kim Matthews (who, incidentally, is the brains and brawn behind CAMP). Her reply was so awesome, I decided to share it here:

“Now this one is a no brainer since I just put together a multi media on the history of Colorado Springs and the Broadmoor Hotel…. which opened, as we know it today…. in 1918…. by Spencer and Julie Penrose

Colorado Springs was founded in 1871 by William J Palmer…. who kept the town alcohol free!!

That is why Penrose built the Broadmoor outside the city limits….. He wanted to serve alcohol and party hard!!  He did ensure however that trolley’s ran from downtown to the Broadmoor Hotel.

Bet you did not know that!!

So my answer is D.  1871″

Colorado Springs Ranks #43 for Sustainability

According to SustainLane.com, Colorado Springs was the 43rd most sustainable city in the nation in 2008.

Colorado Springs ranks the highest for:

  • Low Natural Disaster Risk - The mountains kind of protect us from tornadoes, hurricanes, tsunamis and volcanoes…
  • Low Metro Congestion - We are spoiled. Our “traffic jams” are NOTHING compared to other cities our size and larger.
  • Effective Planning and Land Use
  • Good Air Quality - For what little we air have …  hahahaha!

However, we DID score rather low for a few things as well:

  • Metro Trasit Ridership = I agree… HORRIBLE. It is near impossible to ride the “city bus” anywhere.
  • Waste Management = I think Colorado Springs could learn something from Portland…

According to the recent Colorado Springs Real Estate Journal article “Housing affordability surges to highest level in 18 years” (vol. 1 No. 18) the median household income is about $64,000 a year - which may afford that family a $250,000 home.

Although MOST neighborhoods in Colorado Springs are VERY affordable, there are 5 areas that cater to the more affluent home buyer. (Of course, some of these areas ALSO offer more affordable homes, but this data is based off of median list/sales price info.)

Top 8 Affordable Colorado Springs Neighborhoods for 1st Quarter 2009

More than half the homes for sale in Colorado Springs are affordable to the average American family.

According to the 2009 1st Quarter Housing Opportunity Index, housing affordability is at the highest level it has been in 18 years! (Colorado Springs Real Estate Journal, Vol. 1 No. 18 “Housing affordability surges to highest level in 18 years”)

They based this off of home prices vs. the national median income of $64,000 a year.

Basically, if you make $64,000 a year, you can afford a $250,000 home* (if you pay about $600 a month in car/credit card payments, get a fixed interest rate of about 5% and put about 20% down, with about $1,000 a year in homeowners insurance and $1,200 a year in property taxes).
