The Colorado Springs real estate market offers more than just single family homes for sale. In fact, there are some great opportunities to buy a home AND make some monthly income in the process.

It all depends on where in town you are buying and how old the duplex is.

Most duplexes in Colorado Springs can be found in the central/downtown part of town, but you will also find quite a few for sale in Old Colorado City (west Colorado Springs) and the Southwest part of town (near Fort Carson).

55+ Communities in the Colorado Springs Real Estate Market

Colorado Springs is home to about several different 55+ communities. In addition to these age-restricted communities, there are other “active adult” neighborhoods, that are not strictly defined as 55+.

Mackenzie Place Union Condos

  • Location: Union and Circle
  • HOA Dues: $250/month
  • Dues Cover: fitness area, indoor heated pool, restaurant access, clubhouse, theater, 24-hour on-site staff and handyman, salon, exterior maintenance, snow and trash removal.
  • Year Built: 2008
  • Available Homes: Average home is 2 bed, 2 bath and sells for between the $200k’s-$300k’s.

COMMENTS:

  • Homes in Briargate and S/E Colorado Springs sold the quickest, both areas averages less than 2 months on the market for homes that sold.
  • Southeast Colorado Springs also had the highest percentage of listings sell in October, at 32%. The lowest percentage of home sales was in Black Forest, at 13%. The average across all areas was 20%.
  • Black Forest saw the highest average home sale price at $384,486, and Old Colorado City saw the lowest, at $111,271.
  • Northgate and Flying Horse home sellers got the highest percentage of asking price, at 98.9%. The lowest percentage was in Old Colorado City, at 87.5%
