Colorado Springs investment properties for sale can be a great way to take advantage of the affordable home prices and invest in the local and current real estate market. Tri-Plexes and 4-Plexes are a great opportunity to buy a property where the “rental risk” is spread out over more than just one or 2 units. Basically, if one unit is vacant in a 4-plex – that is just 1/4th of the total payment – compared to 100% (if you are a landlord of a single family home) or 50% (for a duplex).

Some people buy Colorado Springs investment properties as a way to save for their children’s college: any rents over the mortgage amount go toward savings, and when it comes time for the kid to go to college, they either sell (or refinance) the property and use the equity to pay tuition.

We know a few folks who did this, but instead of selling their 4-plex, they just refinanced it and moved their local-college-attending “College Kid” into one of the units. He helped maintain the property and had a place to live (away from Mom and Dad) that was WAY cheaper than renting somewhere else.
