			<content:encoded><![CDATA[<p>The<strong> Colorado Springs real estate</strong> market saw more sales in 2011 (from 2010) but a significantly lower sales price, compared to recent years.</p>
<h3>2011 Colorado Springs Real Estate Market Info</h3>
<p>Let&#8217;s compare the El Paso County real estate market (Which includes Colorado Springs, Monument, Fountain and Manitou Springs) from 2011, 2010 and 2006.</p>
<ul>
<li>There were <strong>7,637 sales</strong> in 2011. This is UP 3% (251 sales) from 2010 and DOWN 29% (3,139 sales) from 2006.</li>
<li><strong>Median sales price was $189,900 </strong>in 2011. This is DOWN 3.5% from 2010 and DOWN 12.8% from 2006.</li>
<li><strong>Average sales price was $220,858</strong> in 2011. This is DOWN 4.5% from 2010 and DOWN 15.6% from 2006.</li>
<li>Homes stayed on the market an average of <strong>90 days</strong> before accepting an offer, in 2011. This is UP one week from 2010 and UP 3 weeks from 2006.</li>

<p><strong>Comments: </strong><br />
The Colorado Springs real estate market has not seen so <em>few</em> sales since the early 1990&#8217;s. Average and median sales prices continue to decline and, based on current economics, there does not appear to be any motivation for the &#8220;rebound&#8221; that everyone keeps talking about. In fact, based on the current statistics, it doesn&#8217;t even look like we have hit &#8220;bottom&#8221; yet. At least not in the Colorado Springs real estate market.</p>
<p>However, with interest rates and home prices this low, BUYING a home in Colorado Springs may be a great option. Also, buying an INVESTMENT property may be a good idea. Lots of people can no longer buy a home, for credit reasons, but they still make money and need to RENT a home. Right now may be a great opportunity to become a landlord. Just a thought &#8230;</p>

<li>June 2010: 78 days</li>

<p><strong>Comment</strong>: &#8220;Days on Market&#8217; data represents how long a home was &#8220;for sale&#8221; before going under contract to close. These days do not reflect any home that was on the market and then removed from the MLS for more than 30 days before being re-listed, and therefore does not paint a complete picture of time on market.</p>
<h3><strong><span style="color: #000000">Average Sale Price</span></strong></h3>
<ul>
<li>June 2009: $225,402</li>
<li>December 2009: $223,143</li>
<li>June 2010: $237,318</li>
</ul>
<p><strong>Comment</strong>: The average sales price combines all prices in all areas &#8211; from the $60k fixer uppers to the <a href="http://coloradospringsrealestateconnection.com/real-estate/luxury-homes/">luxury homes in Colorado Springs</a>. A more accurate look would be at median sales price which is consistently about $30k less.</p>
<h3><strong><span style="color: #000000">Total YTD (Jan-June) Sales</span></strong></h3>
<ul>
<li>June 2009: 3,894 sales</li>
<li>June 2010: 4,361 homes</li>
</ul>
<p><strong>Comment</strong>: This is a HUGE increase from 2009-2010, which I would definitely attribute to the availability of the Tax credit for the first part of this year.</p>
<p>By no means does this data mean that the <strong>Colorado Springs real estate market</strong> is turning around, but it IS a good sign that we may <em>possibly</em> be stabilizing &#8230; at least for now. But, with the large selection of homes for sale and the low interest rates, now <em>IS </em>the time to <a href="http://coloradospringsrealestateconnection.com/home-buyer-info/">buy a home in Colorado Springs</a>.</p>

			<content:encoded><![CDATA[<p>Did the Home Buyer Tax Credit deadline affect APRIL pending home sales in the <a href="http://www.ColoradoSpringsRealEstateConnection.com">Colorado Springs real estate</a> market?</p>
<p>Simple answer: <em>YES</em>.</p>
<p>The majority of <a href="http://coloradospringsrealestateconnection.com/neighborhoods/">Colorado Springs neighborhoods</a> did see a boost in pending sales this April (2010). These numbers were not only higher than March 2010, but in most areas, the number of pending home sales were significantly higher than in April 2009 (which is more reliable data, seeing as home sales usually go up a bit in April, regardless of the incentives to buy).</p>
<p>Let&#8217;s take a look at the neighborhoods that saw the greatest surge in pending home sales this April:</p>
<ul>
<li><strong>Briargate </strong>had 59 pending home sales. This is 20 more than March and 18 more than last April.</li>
<li><strong>Central and Downtown Colorado Springs</strong> had 62 pending home sales. This is 28 more than March and 21 more than last April.</li>
<li><strong>East Colorado Springs</strong> had 65 pending home  sales. This is 16 more than March and 23 more than last April.</li>
<li><strong>Marksheffel Area</strong> had 20 pending home  sales. This is 12 more than March and 8 more than last April. <em>The Marksheffel Area is home to the Claremont Ranch and Banning Lewis Ranch real estate markets.</em></li>
<li><strong>Old Colorado City</strong> had 62 pending home  sales. This is 28 more than March and 21 more than last April.</li>
<li><strong>Powers Area</strong> had 85 pending home  sales. This is 12 more than March and 18 more than last April. <em>The Powers Area is home to the Springs Ranch, Indigo Ranch, Cimarron Hills and <a href="http://www.stetsonhillsrealestateconnection.com">Stetson Hills real estate</a> markets.</em></li>
<li><strong>Southwest Colorado Springs</strong> had 59 pending home  sales. This is 34 more than March and 22 more than last April. <em>Southwest Colorado Springs is home to the Skyway and Broadmoor real estate markets.</em></li>
</ul>
<p><strong>Neighboring Cities:</strong></p>
<ul>
<li><strong>Fountain Valley</strong> had 111 pending home  sales. This is 36 more than  March and 13 more than last April. <em>Fountain Valley also includes the Colorado Springs areas of Security and Widefield.</em></li>
<li><strong>Monument and Palmer Lake</strong> had 54 pending home sales. This is 23 more than March and 28 more than last April.</li>
</ul>
<p>So, there should not be any doubt as to the effectiveness of the Tax Credit deadline. However, we <em>should </em>see an increase in closed deals (sales), and so we need to watch the next couple of months to see if we a slow down in pending sales.</p>
