Colorado Rocky Mountain Homes and Properties for SaleAs a Colorado Springs real estate agent, I stay east of the Rocky Mountains. We help home buyers and sellers in Colorado Springs, Monument, Fountain, Manitou Springs and surrounding areas. I do not know the areas west of Manitou Springs well enough to represent a buyer or seller effectively. These areas are known as “up the pass” and refer to Chipeta Park, Green Mountain Falls and further west to Woodland Park and other towns in Park County and Summit County. Summit County is home to world famous ski-tropolis - Breckenridge, Colorado. Park County is all the towns and land from about Woodland Park to about Breckenridge. When we have a client who is looking to buy or sell a home in Colorado Springs, we can help them, but once they head “up the pass” to places actually in the Rocky Mountains, we refer them to a competent real estate agent who understands the real estate of Park County and Summit County. One real estate agent who sells homes in Park and Summit Counties is Emily Knott. Emily is a Keller Williams agent, based out of our Woodland Park Keller Williams office. I asked Emily to provide the Colorado Springs Real Estate Connection with some real estate statistics regarding Park and Summit Counties in Colorado, seeing as many people who visit our site may be interested in a second home in Colorado, or may just want to live more IN the Rocky Mountains than Colorado Springs real estate can offer. Here is a summary of what Emily has to share: Real Estate Statistics for Summit and Park Counties:The average list price in Breckenridge, currently, is just under 1.6M! Also, while the stats on Park County are accurate, they only take into account Park County on the West side of Wilkerson Pass (For the most part). Also, the more rural areas such as Hartsel, Jefferson, and Como have on average much lower priced properties, which will bring down the average from Fairplay and Alma areas. The average for Alma and Fairplay areas on single family residential sales in 2007 is just under $300K, which is still very low compared to Summit County prices! For someone looking for a second home in Colorado, or looking to just move to the Rocky Mountains, the Fairplay and Alma areas are a great option as they are still very affordable, and just 20 minutes or less from Breckenridge! There are a ton of people who will be flooding over Hoosier Pass into Park County from Summit as the prices over there continue to rise which will make the Fairplay and Alma areas a fantastic investment zone. What a great opportunity for home buyers and investors to own property near ski-country for just a fraction of the price that ski country offers! Thank you, Emily, for your insight!
