Selling Your Colorado Springs Home During the Holidays – Top 5 TipsSelling your Colorado Springs home during the Holiday Season is not impossible – as many people seem to think. In fact, selling your home during the “supposed” off-season could be a GREAT idea. First, many folks pull their homes off of the market and wait until Spring to re-list. This means that you will have LESS COMPETITION when trying to sell your home. Second, although there may be less Buyers out looking at homes, you can be sure that the ones that ARE out looking at homes are MOTIVATED Buyers. The Looky-Loos of the warmer months have hibernated for the Winter, leaving only folks that are ready to BUY. Now, if you are SERIOUS about selling your Colorado Springs home and currently have it listed, or want to list your Colorado Springs home this Winter, here are a handful of helpful tips to make it easier for you to get it SOLD. TIP #1: Don’t Go Overboard With Holiday DecorationsWhen you are selling your house, the last thing that you want is for your decorations to take away from the house. This is true regardless of the time of year, but even more so during the holiday season. Some decorations are just fine, but keep it low key. People are looking to buy a house, and too many decorations could actually deter a potential buyer. Ines of Miamism.com (Miami Real Estate) wrote an excellent piece regarding Holiday Decorations: When are Holiday Decorations too much? But you also want to give the impression that your house is well cared for. Luckily for you, you live in Colorado Springs, and snow does not stick around too long, and when it does, it is fairly easy to clear off. You may also want to look into an ice melt product that will not destroy your concrete. TIP #3: Do NOT Hide Your FireplaceMany homes in Colorado Springs have a fireplace – either wood burning or gas. The Wintertime is an excellent time to showcase that fireplace as a centerpiece and focal point of whichever room it is in. Do not hide it behind chairs, candles or other pieces of furniture. Now, leaving it on while you are not there is a fire hazard, but leaving it VISIBLE, is a MUST. TIP #4: Bake Something or Make CiderNothing says “home” like the smell of cider or baked goods in the cold weather. Imagine a potential buyer walking into your house on a cold day, and as they are unzipping their coat, they catch a scent of warm cider or chocolate chip cookies. The sense of smell is a powerful thing with home buyers. Appeal to their sense of smell. You do not have to be a seasoned baker or cider maker to accomplish this, either. Quick bread from a box, cookies from a tube and instant cider for your crock pot works perfectly. (And if you recently DID bake cookies, you may consider appealing to the potential buyers sense of taste as well, by leaving a few out for them …) TIP #5: Store Your Coats and Boots Out of SightYou want your house to appear as large as possible. Bulky coats, hats, gloves and boots strewn about can not only make your house look smaller, but it tells the potential home buyer that your house does not offer adequate storage space. Keep you hallways and entryways free of cold-weather-clothes. Try not to ever stuff your closets, either. One of our Sellers kept just one coat per family member in the front closet and all the other coats and winter accessories stored neatly in a basket in the garage. SO, if you ARE looking to sell your Colorado Springs home this winter, hopefully these tips will help you make the BEST impression possible to potential buyers… regardless of the season.
